March Update..... Real Estate Statistics

Well.....another rainy day in paradise!! I knew I should have bought that raincoat I saw. Every time I bought a raincoat....it didn't rain anymore. So I stopped buying raincoats and look what happened!! Over 20 inches of rain.
Here are some interesting real estate statistics for this year. As of March 1, 2010 there are 100 active listings in Cambria and San Simeon. This includes single family homes, condos and mobile homes. Since Jan. 1, 2010, 21 have gone pending and 18 have sold.
The average square feet of the pending homes is 1753. The average list price is $665,086 and the median list price is $499.00. They have been on the market an average of 162 days.
The 18 houses that were sold since the first of the year were on the market for an average of 174 days. The average sales price was $619,806 but the average list price was $657,203. They were larger houses in the fact that the average house was 2406 square feet. The selling price was 95.74% of the listing price.
The median listing price is $474,000 and the median selling price was $447,000.
